Prisma Properties has acquired three retail properties in Finland for approximately EUR 16 million, strengthening its presence in the discount segment.
The portfolio covers around 15,400 square meters of lettable area. Annual rental income totals about EUR 1.5 million, with nearly 90% coming from discount retailers Puuilo, Jysk, Rusta, Jula, and Tokmanni.
The properties are located in Lohja, Forssa, and Kemiö in southwest Finland, all in high-traffic retail areas. Two of the sites were completed recently, in 2022 and 2024. The portfolio’s average remaining lease term (WAULT) is 7.5 years.
The acquisition is expected to increase Prisma’s earnings per share by roughly 2% compared with the company’s latest interim report. The deal closed on 1 April and was financed with a combination of debt and equity.
“Since our first acquisition in Finland in summer 2025, we have built a strong platform in more than 20 locations. With this purchase, our Finnish property value approaches SEK 2 billion,” said Tom Hagen, Deputy CEO and Head of Transactions at Prisma Properties.
The sellers were private Finnish investors. Legal, technical, and tax advisory services were provided by Erottaja Attorneys, Naava Partners, and Navigator Partners.
Why it matters
The acquisition reinforces Prisma Properties’ focus on the Nordic discount retail market. High-yielding properties and strong tenants provide long-term rental stability. This expansion supports Prisma’s strategy of investing in modern, sustainable retail centers with accessible locations and EV charging infrastructure.
